Why bother

A blocked gutter is a leak waiting for a downpour.

When gutters fill up, rain spills over the edge instead of going down the pipe. That water has to go somewhere, and it's usually somewhere you don't want it.

Gutters and the Healthy Homes standards

Since 1 July 2025, every private rental has to meet the Healthy Homes standards. The moisture ingress and drainage standard needs efficient drainage, including appropriate gutters, downpipes and drains to carry water off the roof. Tenancy Services' own checklist asks whether your gutters and downpipes are clear of blockages.

That's the bit we sort. A regular gutter clean helps you meet the drainage part of the standard, and if we spot something a clean can't fix, like loose brackets or gutters too small to cope, we'll flag it so you can get it looked at.

A clean on its own doesn't make a rental compliant. The drainage standard also covers how gutters are fixed and sized, and the full standards cover heating, insulation, ventilation and draught stopping too. Compliance is the landlord's own signed statement, so check yours against the official guidance.

How often should gutters be cleaned?
Most homes do well with a clean twice a year, once after the autumn leaf drop and again in spring. If you're under big trees, every three to four months is more like it.
How do I know my gutters need doing?
Water spilling over the edge in rain, plants growing out of the gutter, sagging runs, or damp patches and staining on the walls below are all good signs.
Will a gutter clean make my rental Healthy Homes compliant?
On its own, no. There's no certificate for that, and compliance is the landlord's own signed statement covering the whole property. A clean helps with the drainage part, which asks for gutters and downpipes that are clear and working.
If I get gutter guards, can I skip the cleaning?
Not quite. Guards cut down how much gets in, but fine stuff still settles on top or slips through, so they still need a check and the odd clean.
Do you clean the outside of the gutters too?
Confirm: whether gutter faces are washed as part of a gutter clean, or as part of a house wash.
Do I need to be home?
Confirm: whether you need someone home and access to an outside tap.
