How our prices work

A guide first. Then a quote you can hold us to.

Every house is a bit different, so the numbers on this page are a guide for a standard job. Here's how you get from a rough idea to a price that's actually yours.

Find your size You

Pick the size that fits your place and you've got a guide range. It's an estimate for a standard job, so treat it as a ballpark, not the final word.

Get a written quote

Send your address and a photo or two, or we'll come and have a look. Then you get a written quote for your place. Confirm: quotes come in writing, and how long one stays open

Say yes, and it's set You

Accept the quote and that's the price. If something on the day would change the job, we stop and ask first. No extra work without your yes. Confirm: an accepted quote is fixed, and nothing extra goes ahead without the customer's OK

That's not us being generous, it's how NZ consumer guidance treats quotes. An accepted quote is the price unless you agree to extra work, a provider shouldn't do extra work without asking first, and an estimate has to be made honestly on reasonable grounds. We'd just rather be clear about which number is which.

The GST bit

Every price on this page includes GST. No surprises at the end.

Why it's up here and not in the small print: the Commerce Commission says prices must include or be clear about the 15% GST, and that a note in the fine print saying GST is extra is unlikely to stop people being misled. So it goes where you'll actually read it.

We're GST registered, and business.govt.nz says a registered business should include GST in its prices, so that's what we do. Commercial quotes say in writing whether GST is included.

Priced on floor area, with storeys on top. Every size gets the full outside wash: cladding, soffits, fascia, joinery, spouting faces and the downpipes you can see.

Our gutter cleaning prices come down to two things: how high the gutters are, and how many metres of them you've got. Every size gets every run cleared and the downpipes flushed.

Gutter run is the total length of gutter around your roof. Pace out each wall that has a gutter on it and add them up, or just send a photo and let us do the maths.

Up high

Three storeys or a hillside? That's its own quote.

Three storeys, a steep or hillside section, or a long run on a big two-storey home might not fit the boxes above. That's a safety call before it's a price one.

WorkSafe says there's no minimum safe height. Fall risk has to be managed from any height, so the higher the gutters, the more gear the job needs. Confirm: which jobs you quote separately, and which you pass on

Wondering what roof cleaning costs? Ours goes on roof area. The treatment goes on at low pressure, no blasting, and steep or multi-level roofs may need a quote of their own.

Your roof's usually bigger than your floor

The eaves hang out past the walls and the slope adds area, so a roof usually measures up bigger than the house under it. Don't panic if the number looks large.

Steep, multi-level or older cement-sheet roofs

These get their own quote. WorkSafe's roof guidance calls for more safety gear as a roof gets steeper, and roofing that contains asbestos must not be high-pressure water blasted. We don't do asbestos work: known asbestos roofs are declined, and homes built before 2000 may need an asbestos check before we quote a roof treatment. Confirm: your cut-offs for steep and multi-level roofs

On tank water?

Say so when you ask. If your drinking water comes off the roof, the pipe to the tank needs disconnecting before the roof is washed or treated. Confirm: whether tank prep is in the price

The price covers the treatment. The clean look comes later, as rain gradually washes the dead growth off.

Roof & Gutter Combo

Roof and gutters, one price.

Book a roof treatment and a gutter clean together and you get one combined price for your roof and gutter cleaning. Handy, because one job feeds the other.

Dead moss and lichen don't just vanish. As the weather breaks them down, a fair bit can end up in the spouting. One NZ roof treatment maker says to check the spouting 3 to 6 months after spraying for exactly that reason.

Confirm: the order you work in, whether it's one visit or two, and whether a later gutter check is included

Cheaper than booking both on their own? Once both prices are set, we'll show you the sum. Confirm: any saving, worked out from your real separate prices. Leave it out if there isn't one.

Combo sizes follow your roof. Anything past Large is quoted on its own. Confirm: that bigger or steeper roofs are quoted separately

Surfaces

Driveways and decks, by the square metre.

Paths, drives and decks are priced per square metre, and fences sit in the list below. A bigger area costs more, a small one costs less. Simple as.

Each surface has its own rate because each gets a different approach. Plain concrete can take a firmer wash. Timber and composite need a gentle soft wash, and gentle takes longer. The surfaces page has the full rundown.

We measure it, so you don't have to. Big, heavily stained or awkward areas get a quote after a look.

Concrete driveways and paths

Plain broom-finished concrete. Moss pre-treated, then washed.

Solar panels and big sites.

Neither fits a size chart, so here's how each one gets priced.

Solar panels

Priced on your system.

  • Confirm: priced per panel, or by system size
  • How many panels there are, how they're laid out and how easy the roof is to reach all count.
  • Tell us the panel brand and model when you ask. Panel makers set their own cleaning rules, and Trina and REC both say the wrong cleaning can void the warranty.
  • How often? EECA's general guidance is that a clean every 12 months can be enough for most homes, especially with good rainfall, and coastal or dusty spots might need one every 3 or 6 months.

Commercial

Always a custom quote.

  • Townhouse complexes, body corporates, shops and commercial buildings.
  • Priced from the site itself: units and storeys, what the walls and roofs are made of, how green it all is, and how easy it is to get at.
  • One written quote for the lot, and it says clearly whether GST is included.
  • Confirm: whether a site visit is standard and free for big jobs

Price movers

Same size house, different price? Here's why.

Size gets you in the right box. These are the things that move a price around inside it, and you'll know which ones apply to yours before you say yes.

Storeys and height

A second storey takes longer and needs more gear. WorkSafe says fall risk has to be managed from any height, so higher work means a bigger setup.

Getting at it

Steep sections, tight gaps down the side, sheds hard up against the house and overgrown gardens all slow a job down.

How much is growing

Long-standing build-up, thick moss or heavy lichen take longer to deal with, and sometimes need a second go.

Roof pitch

The steeper the roof, the more safety gear WorkSafe's roof guidance calls for, and the slower the going.

What it's made of

Cedar, stained timber and composite boards get a gentler, slower wash than hard concrete does.

How far out you are

We cover Foxton to Paekākāriki. Confirm: where free travel ends, and any travel charge past it

Any extra charge, like travel or a minimum, is on this page and on your quote before you book. The Commerce Commission says surcharges must be declared before you buy, and we'd rather tell you anyway.

  • House Wash: cladding, soffits, fascia, window frames and joinery, spouting faces and the downpipes you can see.
  • Gutter Clean: leaves, moss and silt out of every run, and water through the downpipes so we know they're flowing.
  • Roof Treatment: moss, lichen and algae treated at low pressure, from the top of the roof down.
  • Surfaces: moss pre-treated where it needs it, then washed at the right pressure for the surface.
  • Every job: a written quote before anything starts.
Priced separately

Extras and other jobs.

  • Window glass. Confirm: whether the glass gets a rinse during a house wash, and whether a full window clean is offered
  • Repairs, like loose brackets, leaks, rot or flaking paint. A clean isn't a repair, but we'll point out what we spot.
  • Taking the gutter gunk away. Confirm: included, extra, or left bagged on site
  • Anti-moss treatment, resealing and topping up paver sand after a surface clean. Confirm: which you offer, and how they're priced
  • Roofing or cladding that might contain asbestos. High-pressure water blasting must not be used on it, so it can't be priced like a normal wash. Confirm: your policy, for example test first or pass on the job

Are the prices on this page final?
They're a guide for a standard job. Once we've seen your place, from photos or a look, you get a written quote. Say yes to that and it's the price, unless you ask us to add something. If it looks like your job will come in noticeably above the guide, you'll hear that before we start, not after. Confirm: this matches your quote policy
Do your prices include GST?
Yes. We're GST registered, and every price on this page includes GST. Commercial quotes say in writing whether GST is included.
How do I know if I'm small, medium or large?
House washes go on floor area, with storeys on top. Gutters go on storeys and how many metres of gutter you've got. Roof treatment goes on roof area, which is usually bigger than your floor area, so don't panic if that number looks large. Not sure? Send your address and a photo and we'll tell you which size you are before anything's booked.
Why ranges, and not "from" prices?
A "from" price only tells you the cheapest case. The Commerce Commission's fact sheet says a "from" price can be misleading when only a small share of the items are actually at that price. Its example is about shop goods, but the thinking carries over. A range for each size gives you a fairer idea of where your job is likely to land. (Commerce Commission, pricing fact sheet)
Is there a minimum charge or a travel charge?
Confirm: your minimum charge, or say there isn't one Confirm: where free travel ends, and any travel charge past it Whatever they turn out to be, they're on this page and on your quote before you book. Small jobs cost nearly as much to set up as big ones, which is why minimums exist.
Do you charge for a quote?
No, quotes are free. Send photos through the form, or ask us to come and have a look. Confirm: site visits for a quote are free too, wherever the job is
What if you find something on the day that changes the job?
We stop, show you, and tell you what it means for the price. We only carry on if you say yes. If part of the job turns out to be unsafe to reach, like a roof that's steeper than it looked, we'll tell you and either quote it separately or leave it out. That's the rule anyway: Consumer Protection says a provider mustn't do extra work without asking first. Confirm: this is your on-the-day policy
Is the combo cheaper than booking separately?
The roof and gutter combo is one combined price for both jobs. Whether that works out cheaper depends on the final prices, and we'll only say it saves you money once the sums show it does. Confirm: any combo saving, worked out from your real separate prices
